ALTA/NSPS land title survey
What it is
An ALTA/NSPS land title survey follows national minimum standards set jointly by the American Land Title Association and the National Society of Professional Surveyors. The standards set the minimum requirements for surveys used in commercial real estate deals, and title insurers, lenders, clients and surveyors use them to evaluate survey-related title matters.
The 2026 standards
ALTA and NSPS adopted revised standards in October 2025. They took effect February 23, 2026 and replace the 2021 standards for surveys started on or after that date. If your contract was signed earlier, ask your surveyor and title company which edition applies.
Before you order one
- Get the title commitment to the surveyor first; the survey is checked against it.
- Ask the lender and title company which optional items (“Table A” items) they require. Each adds work and cost.
- Allow more time than for a residential survey.
