Property Survey Cost in Texas
Boundary survey cost by lot size
A boundary survey locates and marks your property lines. Lot size is the biggest driver.
| Survey | Published range |
|---|---|
| Subdivision lot, under ¼ acre | $400–$600 |
| Residential lot, ¼ to 1 acre | $500–$900 |
| Acreage, 1 to 10 acres | $800–$2,000+ |
| Rural tract, 10+ acres | $1,500–$4,000+ |
Cost by survey type
Home purchases usually need a survey that also shows buildings, fences and easements. Commercial deals often call for an ALTA/NSPS survey, the most detailed and expensive kind.

|---|---|
| Boundary survey | $400–$2,500+ |
| Boundary and improvements survey | $600–$3,500+ |
| Mortgage / loan survey | $350–$800 |
| Elevation certificate (FEMA) | $350–$600 |
| Topographic survey | $600–$5,000+ |
| Construction staking | $300–$2,000+ |
| ALTA/NSPS land title survey | $2,000–$10,000+ |
| Subdivision platting | $2,500–$15,000+ |

What makes a survey cost more
- Size and shape: more acreage and more corners mean more field time
- Terrain, dense woods and water on the property
- Poor or old records, and missing corner markers the surveyor has to reestablish
- Travel distance from the firm's office
- Rush deadlines
You may not need a new survey
When you buy a home in Texas, a title company can accept the seller's existing survey with a signed T-47 affidavit or T-47.1 declaration confirming nothing has changed. The resale contract lets the parties choose who provides or pays for the survey. Read more in our guide to licensed surveyors in Texas.
